The process begins with a reservation. Once you have identified the home that you would like, you can secure it with a reservation fee.
At Campbell Buchanan, this is a straightforward and transparent step. The price is agreed upfront, the plot is formally held in your name, and the property is withdrawn from the market.
Our team will walk you through the building programme, expected completion timeline, the specification included as standard and what personalisation is available to you at that stage of the build.
It is also at this stage that you should instruct a solicitor to ensure the leal process moves at the right pace alongside the build.
The Specification

During the Build

At Campbell Buchanan, we keep our buyers informed at each stage of construction. You will know when the roof is on, when the first and second fix are complete and when the finishing programme begins. We aren’t a volume builder, our sites are smaller and our build quality is more closely managed, therefore our relationship with each buyer is much more personal.
It is worth noting that build timelines can shift. The weather, supply chains and the demands of quality finishing work all play a role. We will ensure that we give you a realistic target completement date and clearly communicate with you should any changes occur.
The Pre-Completion Walkthrough
Before you complete, you will be invited to carry out a pre-completion walkthrough of your new home. Led by our site manager and a member of our sales team, this structured visit gives you the opportunity to walk through the entire house, review each room, finish and fitting, and raise any observations before you officially move in.
Our aim is for every buyer to walk into their completed home with confidence in what they’re receiving. Any items noted during the walkthrough are logged and addressed before you move in.
We encourage buyers to take their time during this walkthrough to take on board all the information on how to look after and run a new home. We will also run through what will happen on completion day and what you should expect from Campbell Buchanan going forward.
Completion Day
Completion day is the culmination of everything that has come before. Your solicitor will confirm that funds have been transferred and the final legal documentation is in order. Then you will receive the keys to
your new home!
At Campbell Buchanan, this is a special moment. We will be there to hand over your home personally, walk you through everything you need to know and answer any questions you may have. You will receive a full set of warranties and guarantees, including the Buildzone Warranty, which provides structural protection for ten years from the date of completion. You will also receive all relevant user manuals and product documentation for the appliances and fittings in your home.
After You Move In
The relationship between a buyer and the developer does not end on completion day. The first 2 years of your warranty are directly with us at Campbell Buchanan, during which our team are responsible for addressing and fixing any defects that emerge from normal use. This is separate from the Buildzone warranty and covers minor snagging issues and any faulty workmanship that can appear as a new home settles and is lived in for the first time.
At Campbell Buchanan, our post-completion care is handled by the same team that built your home. If something needs attention, you will speak to someone who knows the property and will be best suited to helping resolve the issue for you.
New builds often attract questions about council tax. Most newly built homes will be assessed for the council tax band after completion; the local council will be able to advise you for your specific property.
