The Buying Process

Our Sales Advisors are happy and able to personally guide you through every aspect of your purchase and will be happy to help with any additional questions and queries you may have, along the way. However, the summary of the buying process will give you some hints and tips to consider while you are going through this process.

The Reservation

Our Sales Advisor will help you complete the reservation forms. At this point you will need to pay the reservation deposit which will secure your new home, £750.

The Mortgage

It is more than likely you have already spoken to a Financial Advisor. However, we can recommend impartial and genuinely independent specialists who have the expert knowledge and skills to be able to identify your exact financial requirements and specifically the purchase of new homes. At this point you will need to get your mortgage application in as soon as possible and pay any required fees. Once you’ve received your final mortgage offer, you should let the Sales Advisor and your Legal Advisor know as quickly as possible.

Instructing a Solicitor

You need to find and instruct a Legal Advisor to act on your behalf. If you are not sure who to use we can always recommend a selection known locally to us. Their responsibility is to arrange for the transfer of ownership of the property, often referred to as ‘conveyancing’. You’ll need to pay various fees at this stage, make sure you understand what these will amount to. Your Solicitor will need to apply for various searches on the property and area surrounding it. They will need to be in funds to process this and so it is important the fees are paid as quickly as possible to avoid delay.

Exchange of Contracts

Once your Solicitor is happy with the details of the purchase and you have received your mortgage offer you’ll be able to sign the draft contract. At this stage you will need to provide your Legal Advisor with your exchange of contract deposit (usually 10% of the purchase price) and instruct them to exchange contracts.

Choices and Options

Depending on the stage of construction of your new home you may be able to choose the internal fittings from our designs available. You will be able to discuss this with your Sales Advisor.

Build Progress Updates

We’ll provide you with regular updates on the progress of your new home and its anticipated completion date. Please be aware that completion dates can sometimes slip with new build and therefore if you have specific moving requirements or dates it is important to let us know as soon as possible.

Home Demonstration

We want you to get the very best out of your new home. In order for you to view and discuss the progress of your new home, we are happy for you to visit the development along the way. Once exchange of contracts has taken place and approximately 1 to 2 weeks before completion, we will invite you to come in for a walkthrough (home demonstration) of your new home. This will help you to understand how your home is built how you can make the best use of the fittings and appliances within your new home as well as what to expect from Campbell Buchanan George on the day of completion and going forward.

Legal Completion and Handover

Moving day arrives! Legal completion actually takes place when the balance of the purchase price monies has been received by Campbell Buchanan George. On the day this occurs your new home will have been sparkle cleaned and we will provide you with the keys to your new Campbell Buchanan George home as part of a handover with our team on site. We will also carry out the meter readings and run through your hand over information with you. We won’t stop there; our customer service team will ensure you are looked after from the day you move in for up to two years. We have a thorough customer care team who will happily deal with any issues that may arise.
